Commercial fire separations are built to the rating identified in the project drawings and applicable building design rather than selected by appearance or board thickness alone. Assemblies may be specified for 45-minute, 1-hour, 1.5-hour or 2-hour performance depending on their function. Establishing the required rating first determines which tested wall or ceiling designs can be considered.
A rated partition must remain continuous across its required extent rather than stopping wherever the finished drywall is visible. Construction is coordinated at structural decks, intersecting walls and other boundaries so the fire separation follows the specified path. An otherwise compliant wall can lose its intended performance when concealed gaps interrupt that continuity.
Mechanical, plumbing and other vertical shafts can require specialized gypsum shaft-wall systems that provide fire separation while allowing construction primarily from one side. These systems can combine shaftliner panels, C-H or C-T studs and face layers of fire-resistant gypsum. Components must correspond with the selected tested assembly rather than being substituted independently.
Where the required fire separation includes a gypsum ceiling, the ceiling construction is treated as part of a complete rated system rather than as ordinary overhead drywall. Gypsum type and layers, resilient or framing components, fastener patterns and perimeter details can all affect the tested rating. Openings for fixtures and building services are coordinated against the assembly requirements before the ceiling is closed.

Type X gypsum is commonly manufactured at 15.9 mm (5/8 in.) thickness and incorporates additives that improve the board's resistance to fire exposure. Tested commercial assemblies may require one or multiple layers on each side of the framing, with joints positioned according to the listed design. Adding Type X layers independently does not establish a rating unless the complete construction corresponds with a tested assembly.
Type C gypsum contains additional performance-enhancing components and is formulated to resist shrinkage and maintain integrity during fire exposure differently from standard Type X board. Certain tested ceiling and wall assemblies specifically require Type C panels to achieve their stated rating. Type C and Type X therefore should not be treated as automatically interchangeable when the listed design identifies a particular product type.
Rated assemblies specify more than board type and thickness. Screw type, length and spacing can change between the base and face layers, while fasteners must engage the framing to the depth required by the tested design. Following the specified pattern ensures each gypsum layer is attached in the same configuration used to establish the assembly's fire-resistance performance.
Multi-layer rated walls can require joints in successive gypsum layers to be offset from one another rather than aligned through the complete wall thickness. Board orientation and joint placement are established from the listed assembly before installation begins. Maintaining the prescribed layout prevents an unintended continuous weakness from being created through multiple protective layers.

Pipes and electrical conduits passing through a rated gypsum assembly create openings that must be protected with a compatible listed firestop system. The system can include sealant, mineral wool, collars or other tested components depending on the penetrating item and opening configuration. Substituting an arbitrary sealant can invalidate the intended protection because firestop systems are tested as complete assemblies.
Cable bundles and communication pathways can create irregular penetrations that change as commercial spaces are serviced or upgraded. Firestop products designed for the specific cable configuration maintain the required protection while accommodating the permitted opening size and annular space. New cables should not simply be pushed through an existing sealed penetration unless the listed system permits the resulting configuration.
The joint between a fire-rated partition and the structure above can require both fire resistance and movement capability. Listed head-of-wall systems combine specified joint dimensions, forming materials and firestop sealants while allowing the movement established by the tested design. This prevents normal structural deflection from being addressed by rigidly filling a joint that was designed to move.
Recessed electrical boxes remove portions of the protective gypsum membrane and can affect a rated wall when their size, spacing or opposing locations exceed the allowances of the assembly. Listed putty pads or other tested protection may be required where the design calls for them. Box placement should therefore be coordinated before boarding rather than assuming every opening can be corrected with joint compound afterward.
A fire separation is a construction assembly intended to restrict the spread of fire between spaces and may have a specified fire-resistance rating. A firewall is a more specialized fire separation with additional structural and code requirements that can allow portions of a building to be treated separately for certain code purposes. The project drawings determine which condition applies rather than the drywall contractor treating the terms interchangeably.
A 2-hour rating means the complete assembly demonstrated the required performance for at least 120 minutes under the applicable standardized fire test. It does not mean the wall will make a real building fire safe for exactly two hours, since actual fire conditions vary. The rating provides a standardized basis for specifying and comparing tested construction assemblies.
CAN/ULC-S101 is the Canadian standard used to evaluate the fire endurance of building construction and materials, including wall, floor and roof-ceiling assemblies. Commercial drawings may reference assemblies tested or listed using this standard. The specific assembly number identifies the combination of framing, gypsum layers and other components required to reproduce that tested construction.
An F-rating indicates the period during a standardized fire test for which a penetration firestop system prevents flame passage through the opening. Firestop systems can also carry other classifications, such as T-ratings addressing temperature rise. The required ratings and tested system must match the project's fire-separation requirements and penetration conditions.
Only when the tested or listed assembly and the specified products permit the substitution. Some assemblies describe gypsum by applicable product standards, while others contain manufacturer-specific components or proprietary systems. Reviewing the actual listing before substituting board prevents a seemingly equivalent product from changing the documented rated construction.
